Greenwich's Copper Beech Farm Sells For Record $139M

GREENWICH, CT — Copper Beech Farm, the sprawling 50-plus acre waterfront estate on Indian Field Road in Greenwich, has sold for $138,830,000. This is the most expensive residential property ever sold in Connecticut history, and it ranks among the nation's most expensive sales, according to Sotheby's International Realty.

"This remarkable sale resoundingly proclaims the unassailable verity that Greenwich reigns supreme," said Pam Pagnani, senior vice president and brokerage manager of Sotheby's International Realty — Greenwich Brokerage, in a news release. "Purchasers recognize the charm of the town, with its close proximity to Manhattan, its amenities, schools, and shopping and dining experiences are unparalleled amidst the coveted tapestry of residential havens."

The identity of the buyer remains a mystery, but the seller is the owner of a Connecticut-based LLC called Conservation Institute, reported The Wall Street Journal. The LLC is tied to Bridgewater Associates, the hedge fund company founded by billionaire Ray Dalio, the WSJ noted.

In 2014, the property sold for $120 million which marked the priciest sale in the United States at the time.

Situated on a private peninsula that spans over 50 acres, the property has almost a mile of frontage. At 40 feet above the mean high water mark, there are spectacular views of Long Island Sound.

The property features a stately main house with walled gardens, a swimming pool, a grass tennis court, apple orchard, and two private beaches. There is also a carriage house, gatehouse, pool house and two greenhouses.

The 13,519 square-foot Victorian-influenced main house, with eight bedrooms and eight bathrooms, was originally built in 1898. It has been meticulously restored over the years.

Approached by a winding 1,800-foot driveway lined with trees and cobblestone gutters, the house is defined by two French Renaissance-style stone towers. The interiors are highlighted by original features such as oak paneling, plaster friezes, handsome fireplaces, and 12-foot ceilings in the main rooms. Water views are available from almost every room.

Leslie McElwreath and Joseph Barbieri of Sotheby’s International Realty – Greenwich Brokerage, in collaboration with Nikki Field of Sotheby’s International Realty – East Side Manhattan Brokerage, worked on the sale.

"Copper Beech Farm is the crown jewel of the Greenwich coastline," said McElwreath in a news release. "It’s an awe-inspiring compound complete with every conceivable luxury for a sophisticated live, work, and play retreat."

Barbieri called the opportunity to purchase a residence of this caliber "a true rarity."

"It was our honor to be charged with representing such an unparalleled, historic estate in one of the most coveted markets," Barbieri said.
